SEAI Windows & Doors Grant: Upgrade Your Home, Cut Energy Costs & Improve Comfort

With energy costs continuing to rise across Ireland, many homeowners are looking for ways to make their homes more efficient and comfortable. The SEAI windows and doors grant is an excellent opportunity to upgrade your property with energy-efficient windows and doors, helping you reduce heat loss, lower bills, and improve your home’s overall performance.

Whether you’re planning a renovation or simply replacing old fittings, this grant can significantly reduce the cost of your upgrade.

Why Upgrade Your Windows & Doors?

Old or inefficient windows and doors are one of the biggest causes of heat loss in Irish homes. By upgrading to high-performance, energy-efficient options, you can:

  • Reduce your heating bills
  • Improve indoor comfort all year round
  • Eliminate drafts and cold spots
  • Increase your property value
  • Enhance your home’s appearance

With the help of the SEAI grant, these improvements are now more affordable than ever.

Who Can Apply for the SEAI Grant?

The grant is available to a wide range of property owners, including:

  • Homeowners
  • Landlords
  • Holiday home owners
  • Companies and owner management companies
  • Registered charities
  • Approved Housing Bodies (AHBs)

This makes it accessible whether you’re upgrading your primary residence or an investment property.

Grant Values for Windows & Doors

The SEAI offers generous funding depending on your property type:

Windows Grant

  • Apartment: €1,500
  • Mid-Terrace: €1,800
  • Semi-Detached / End of Terrace: €3,000
  • Detached: €4,000

External Doors Grant

  • €800 per door (maximum of 2 doors)

You can apply for windows, doors, or both, depending on your needs.

Eligibility Criteria: Do You Qualify?

Before applying, make sure your home meets the following requirements:

  • Built and occupied before 2011
  • Has good attic and wall insulation
  • Replacing single or double glazing with high-performance windows (U-value of 1.4 or better)
  • Replacing inefficient external doors

How to Check If Your Home Has Good Insulation

To qualify, your home must already have sufficient insulation. Here’s how to check:

  • If you’ve previously received SEAI grants for attic or wall insulation, you’re likely covered
  • Review your BER (Building Energy Rating) certificate and Advisory Report
  • Look for insulation rated as “Good” or “Very Good”
  • Access your BER via the national register using your MPRN
  • If unsure, consult a BER Assessor

Need to Upgrade Insulation First?

If your insulation doesn’t meet the required standard, don’t worry—SEAI also offers grants for attic and wall insulation, helping you qualify for the windows and doors grant.

Grant Payment Requirements

To receive your grant, the following conditions must be met:

  • A post-works BER assessment must be completed (this is also grant-supported)
  • New windows and doors must meet U-values of 1.4 W/m²K or better
  • A Declaration of Works must be signed by both the contractor and homeowner
  • Your home must meet a Heat Loss Indicator (HLI) of 2.3 W/K·m² or lower
(or have “Good”/“Very Good” attic and wall insulation)

How to Apply for the SEAI Grant

You have two options when applying:

Option 1: Apply Yourself

  • Get quotes from registered contractors
  • Apply to SEAI for your grant
  • Wait for approval before starting any work
  • Complete the installation
  • Get a post-works BER
  • Submit documentation
  • Receive your grant payment

Option 2: Use a One Stop Shop

  • A registered provider manages everything for you
  • They apply for the grant on your behalf
  • The grant is deducted upfront from your total cost
  • They handle the project from start to finish
